Waterside Shops Naples: New Stores and Fall 2026 Opening Updates

October 8, 2026

Waterside Shops starts this season with its south corner open and its north end still behind construction walls. Eddie V's Prime Seafood has been serving since June, and Dior and Vuori are open in their new storefronts. On the north side of the center, the old Brio space and the former Nordstrom site are both still under construction. The two restaurants being built there have the latest dates on the whole schedule.

The order isn't random. Every opening and closing this year traces back to a few moves made at the edges of the property.

The Reshuffle Started With a Bookstore Moving a Mile South

The changes start with a bookstore. Barnes & Noble occupied the two-story outparcel at Waterside for more than 30 years before moving about a mile south to Park Shore Plaza. If you live in Park Shore, it's now the closer stop. Pottery Barn and Williams Sonoma opened in that outparcel in January, at the northwest corner of U.S. 41 and Seagate Drive. That move left two large inline spaces empty, and those spaces set everything else in motion.

Brunello Cucinelli opened in part of the old Williams Sonoma unit near the end of 2025. Dior took another part of it on June 11, plus some smaller neighboring units. It left its store-within-a-store at Saks Fifth Avenue for a 6,000-square-foot boutique of its own. The former Pottery Barn unit was split up. Vuori took a 4,000-square-foot share, and Anthropologie is taking the rest along with the space Ann Taylor left. That adds up to an 8,500-square-foot store.

The owner, The Forbes Co., is picking each tenant on purpose. Naples Press columnist Tim Aten wrote that Waterside has taken that kind of selective leasing "to the next level lately." Some longtime tenants had their leases end as part of that. Brio Italian Grille closed April 12 after 20 years at the north end. On the eastern edge, the owner of the Häagen-Dazs franchise said goodbye in a message:

"After 25 wonderful years serving ice cream and smiles at the Waterside Shops, our lease is not being renewed, and we've been asked to vacate the location by May 31, 2026."

The shop is still open at Coastland Center. At Waterside, its unit and L'Occitane's next door have been combined for Love Shack Fancy.

What Is Actually Open as of October 1

The work that started first is mostly finished. Here is the status of each project, using Waterside's own wording for anything that hasn't opened yet.

Tenant Location Status
Eddie V's Prime Seafood 765 Seagate Drive, southwest corner Open since June 7
Dior 5375-5 Tamiami Trail N Open since June 11
Vuori 5475-7 Tamiami Trail N, near Sephora Open
Pottery Barn and Williams Sonoma Outparcel at U.S. 41 and Seagate Open since January
Omega, temporary boutique 5375 Tamiami Trail N, Suite 11 Open
Piranesi 5435-19 Tamiami Trail N, near Gucci Coming fall 2026
Peter Millar 5485-9 Tamiami Trail N Coming late 2026
RH gallery and restaurant Former Nordstrom site, northwest corner Opening late 2026
Love Shack Fancy 5455-1 Tamiami Trail N, eastern edge Coming holiday 2026
Buck & Rider 5505 Tamiami Trail N, former Brio Coming early 2027
TWP 5455-7 Tamiami Trail N, near Tory Burch Opening early 2027

Vuori is the clearest example of a date that held. Waterside announced it in April as coming in fall 2026, and its September update listed the store as open. Peter Millar is moving into the former White House Black Market storefront.

Anthropologie has no confirmed date. In the spring, Aten reported a tentative plan to close the current store in September and reopen in the new space in October. As of today, nothing has confirmed the move is done. That plan matters to the north end too. Anthropologie's current store sits near the northeast corner, and Aten reported it could be split into three new retail units. No tenants have been named for any of them.

The North End Holds the Dining, and the Dates Have Moved

Waterside planned three major new restaurants for this round. Eddie V's is the only one open, and it sits in the southwest corner. The other two are going in on the north side, and both are among the last projects on the schedule.

Buck & Rider is an Arizona-based seafood restaurant going into the former Brio space at 5505 Tamiami Trail N. When Waterside announced it in April, the target was late 2026. Its retailer page now says "Coming Early 2027." Gulfshore Business reported the 7,617-square-foot space was barricaded for the renovation. The menu will focus on locally sourced seafood and ingredients, plus carefully chosen seafood from overseas.

RH is the larger project. Naples-based DeAngelis Diamond is building a nearly 30,000-square-foot Restoration Hardware campus where Nordstrom stood until it closed in 2020. The plan is a set of furniture galleries linked by landscaped walkways to an RH restaurant in a central glass atrium. Aten described it as six separate showroom galleries in a single-story building. The official target is still "late 2026," with no opening day announced and no separate name for the restaurant.

Put those together and the north end has two restaurant sites under construction and one large store getting ready to move out. Omega's permanent boutique is still in progress too, in the former Isaia space next to California Pizza Kitchen. Waterside's June update said construction would begin in summer 2026 and gave no finish date. A summer report from Gulfshore Business put the move in late 2026 or early 2027.

Planning Evenings Around What Is Ready

For the next few months, the finished part of Waterside is the south side, which is also the side closest to Artis Naples. Eddie V's is in a renovated bank office at the corner of Seagate Drive and Myra Janco Daniels Boulevard, with live jazz every night in its V Lounge. Artis is at 5833 Pelican Bay Boulevard. Here is what's on its fall calendar:

  • October 17: The Baker Museum opens The Surrealist International: Fifty Years of Dreams, running through February 14, 2027. Florida Contemporary 2026-27 opens the same day and runs through June 27, 2027.
  • October 20: Miami City Ballet performs with the Naples Philharmonic at Hayes Hall.
  • October 29 and 30: The Masterworks series opens with "Beethoven and Brahms."
  • November 3 through 7: The Pops series opens with Mandy Gonzalez Sings Broadway.
  • November 24 through 29: Hamilton opens the Broadway series.

Artis says its programs and dates can change, so check its schedule before you go. Back at Waterside, California Pizza Kitchen has $5 kids' Jack-O'-Lantern pizzas through October 31.

Expect the walls at the north end to stay up through at least the holidays. Love Shack Fancy is due on the eastern edge for the holidays, and RH is due late this year if it keeps to its target. Buck & Rider and TWP are both now listed for early 2027. The last group of openings will land well into next season, at the opposite end of the center from where the work started.
